How can our Vendor Advocacy Service assist you?
NPB Vendor Advocates are licensed Real Estate Agents who will assist you with selecting the best Selling Agent for your property and will also represent you and communicate your best interests to the agent throughout the whole sales campaign.
In fact, you don’t have to deal with the Selling Agent at all; our Sydney based vendor advocates will coordinate the entire sales process on your behalf, acting as your independent advisor and guide to ensure you reach the maximum sale price for your property.
Best of all, NPB Vendor Advocacy is a FREE service to you.
Independent Assessment and Appraisal
Our first step is to independently assess the value of your property. Unfortunately, some agents can inflate their estimation of your property’s worth simply to win your business, only to reduce the estimation as the campaign progresses.
We will independently assess and carefully consider the value of your property to give you an accurate estimation of the property’s worth and the potential interest from the market. This allows for realistic expectations upfront and helps avoid any unpleasant surprises throughout the selling campaign.
Following this assessment, we will invite the best local Selling Agents, selected for their experience, local presence, reputation and recent sales record, to conduct their own appraisals. Each agent will provide their sales appraisal presentation, including their estimated price range, marketing approach and of course, fees and commission to our Vendor Advocate for review.
We will then present each sales appraisal to you and recommend the agent we believe has submitted the best presentation, taking into consideration the most accurate estimation of price for your property. Whilst our Vendor Advocates will facilitate this process, the final decision on which Selling Agent to select is of course made by you.
We will work closely with the selected Selling Agent throughout the sales campaign, ensuring your best interests are represented.
Your Vendor Advocate will keep you fully informed at each step of the campaign, providing you with honest feedback and expert recommendations. This will include, but is not limited to, suggested marketing strategies, arranging open for inspections, obtaining buyer feedback and discussing any offers received.
Our goal is to ensure the Selling Agent achieves the maximum sales price for your property with the best possible terms and conditions and that the process to settlement runs smoothly.
