1. Full Premium Search

Our comprehensive search process is designed to save you valuable time and alleviate stress by undertaking all the due diligence and legwork to find your ideal property. We will manage the entire process for you, working closely with you and keeping you updated each step of the way.

This process includes:

Your buyer brief: In our initial consultations, we spend time getting to know you, your specific property needs and unique requirements so we can formulate the right property strategy to compliment your personal goals. As part of this process, we will provide preliminary research, including suburb profiles and recent sales reports for your preferred areas to ensure we’re on the right path from the onset.

Research & Search: We then commence extensive online and offline research; we tap into our network of agent contacts and ensure we contact every agent in your designated search area, we actively monitor all applicable websites including private sale listings and we source pre-market and off-market properties that fit your buying criteria.

The shortlist: Your shortlist is a refined list of potential properties that meet your specific requirements. Pending your response to the shortlist, we will then inspect your preferred properties and provide you with detailed feedback on propertyHUB (our exclusive personalised online client portal). You are more than welcome to attend inspections with us or we will arrange to inspect with you at your to convenience.

Assess & Analyse: When you identify your preferred property, we move quickly to conduct due diligence which includes a detailed property and price analysis report (we have access to agent only databases and comparable sales and are able to provide an objective professional price appraisal for your chosen property), contacting the local council to enquire about potential nearby developments and zoning, arranging building, pest and strata inspections and liaising with your solicitor to arrange the contract review*.

Negotiate: We work with you to determine the best possible offer strategy, including price, terms and conditions and we then negotiate on your behalf to secure the property, irrespective of the method of sale. Wherever possible we aim to secure a property before it goes to auction, however we will bid on your behalf if the auction proceeds.

Secure: When your offer has been accepted and we have successfully secured the property, we will liaise with all relevant parties (solicitor, lender/financier, building, pest and strata inspector) to ensure a smooth process to unconditional exchange.

Settlement: We maintain contact with you until your settlement is complete. This includes liaising with relevant parties to prepare for settlement and attending a pre-settlement inspection with you or on your behalf to ensure the property is in the same condition as it was when we initially inspected it.

*Note: all external supplier services, such as solicitor / conveyancing, building and pest inspections and strata inspections are paid for separately by the purchaser.

2. Assess and Negotiate

The assess and negotiate service is suitable if you prefer to search for property yourself, or you have already found your ideal property and you need an expert to negotiate on your behalf to secure the property at the right price with the best possible terms and conditions.

This service option includes the Assess & Analyse, Negotiate, Secure and Settlement process outlined in the Full Premium Search explanation above. We will inspect the property, provide an objective detailed property and price analysis report, conduct extensive due diligence and use our professional negotiating skills to secure the property on your behalf at the best possible price.

3. Auction Bidding

Buying at auction can be an emotionally charged and overwhelming process. It is not uncommon for buyers to get carried away in the emotion of the moment which can lead to bidding too quickly or too high. This is where having an expert Buyers Agent to bid on your behalf can save you thousands of dollars and prevent you from overpaying for a property. We are familiar with auction tactics and with an unbiased approach can help manage buyer emotions and remove the stress and pressure buyers often feel on the day.

Our auction bidding service is available for clients who are uncomfortable with the auction bidding process or are simply not going to be available on the day of the auction. We will work with you to develop a clear auction strategy which includes an objective property price and analysis report and helping you determine your maximum purchase price.

– Fees –

Our fees will vary depending on the level of service you require. Some buyers are cautious about engaging a Buyers Agent, believing that we want you to spend more money so we can charge a larger fee. This isn’t true. No matter which service you engage, we will always agree on a fixed fee in advance.

Our fees are paid in two stages. We require an upfront retainer fee to be paid and the balance of the total fee is payable when we have successfully secured your property and exchange of contracts has occurred.

1. Full Premium Service – This is our most comprehensive and most popular service. Fees equate to up to 2% of the purchase price depending on your requirements. This service has a minimum total fee of $11,500 (plus GST).

2. Assess & Negotiate – Fees equate to up to 1% of the purchase price (plus GST) depending on your requirements.

3. Auction Bidding – $700 (plus GST) for attendance at the auction (payable in advance) and up to a total of $1,000 (plus GST) success fee, depending on your requirements.
