For an updated version of this post please visit this page: buyer’s agents fees – are they worth it?

One of the first and most common questions we get asked here at National Property Buyers is what it costs to employ the services of a buyer’s agent (or buyer’s advocate)?

buyer agent fees and commission

Not all Buyer Agents are Created the Same

Hopefully this article will help to clear up the commission structure most commonly used by buyer agents.

There’s a few important points to consider before looking at the fees involved, namely that not all buyer’s agents are created the same and also that there are different levels of service offered by most buyer agents.

Since this blog post is focused on answering your questions regarding the fees charged by a buyer’s agent, we’ll leave those other few points alone for now. If you would like to learn more about choosing a reputable, fully licensed and experienced buyer’s agent you can do so here.

What Percentage does a Buyer’s Agent Charge?

Most buyer agents charge a fee of between 1% and 2% depending on the level of service you require.

This figure is based on your estimated budget and not the final purchase price of your property. It’s important for you and your buyer’s agent to agree upon and lock in this fee before you begin to search for or bid on a property.

The fee is structured this way to give you peace of mind that the buyer’s agent will receive no financial gain for paying a higher price for a property. The fee should be locked in from the beginning and should not change.

The fees at National Property Buyers start out at a minimum of $500 for our auction bidding only service and our full premium buyer’s agent service starts at $8,000.

All of our fees are negotiable and can vary depending on your unique requirements. As mentioned above, the fees and commission structure will be put in place well before we start working together and there will be no “nasty surprises” at any stage.

If you’d like to sit down and discuss your needs and preferences let’s catch up for a chat and we’ll come up with a service and fee structure that best suits you.
